Before a vacation rental goes live, the exterior should be reviewed with two audiences in mind: the camera and the guest. Listing photographs can magnify visible discoloration, dirty concrete, stained pool areas and neglected entryways, while arriving guests experience those same surfaces at close range.
This checklist helps owners and property managers decide what should be professionally cleaned before photography, listing launch and the first booking—without unnecessarily washing surfaces that are already in good condition.

Pre-Listing Exterior Cleaning Checklist
1. Inspect the Driveway Before Anything Else
The driveway can occupy a large portion of the front exterior photographs and is one of the first surfaces guests see when they arrive. Look for dark organic buildup, tire marks, irrigation staining, leaf and berry stains, weeds along edges and obvious color differences between exposed and shaded areas.
Professional driveway cleaning should use a process appropriate for the concrete or paver surface. On concrete, pretreatment and post-treatment can help address organic growth rather than relying only on aggressive pressure.
If the driveway is relatively new, pressure must be approached carefully. The cream layer on newer concrete can be permanently marked by excessive pressure, which is why Spotless avoids treating new concrete like an older fully weathered slab.
2. Check the Front Walk, Steps and Entry
The path from the driveway to the front door is the guest arrival route. Even if the rest of the property looks good, a green walkway or dirty entry can make the exterior feel less maintained.
Inspect shaded concrete, porch surfaces, columns, decorative trim, the lower walls around the entry and areas affected by irrigation. Entry surfaces often need a different cleaning method than the driveway because paint, stucco, doors, fixtures and decorative materials may be nearby.

3. Review Every Side of the House Exterior
Walk around the entire property rather than judging the house from the street. Shaded sides can develop algae and mildew sooner than sunny elevations, and listing photos may include pool-facing or backyard walls that are not visible from the front.
Look at siding or stucco, soffits, fascia, gutters, trim, exterior columns and areas behind landscaping. Soft washing is generally the appropriate approach for house exteriors because the chemistry can address organic buildup without using unnecessary high pressure on painted or finished surfaces.
Spotless generally recommends exterior house washing about once per year as a maintenance interval. If the rental is being listed and the exterior already has visible buildup, cleaning before photography can reset the property before the first guest cycle.

4. Do Not Automatically Add Roof Cleaning
A pre-listing checklist should not become an excuse to clean every surface whether it needs it or not. If the roof is visibly affected by black streaking or organic growth, it can be evaluated for professional soft washing. If it is already clean, there is no reason to wash it simply because the property is being listed.

5. Inspect Soffits, Fascia and Gutters From Ground Level
Soffits and fascia can show dark spotting, insect debris and organic buildup in photographs. These areas should not be attacked with high pressure. Forcing water through soffit vents can introduce moisture where it does not belong, and aggressive pressure can damage paint or finishes.

6. Make the Pool Area Match the Listing Photos
For Florida vacation rentals, the pool and lanai can be among the most important listing features. Guests see these areas up close, often barefoot, and listing photographs frequently devote several images to the pool deck, cage, furniture and surrounding hardscape.
Inspect the pool deck for organic growth, dark traffic areas, stains and uneven appearance. Check the screen enclosure frame and mesh for algae, dirt, insect debris and buildup. Pool coping should be treated according to its material and proximity to the pool finish.

7. Evaluate Patios, Pavers and Outdoor Living Areas
Outdoor kitchens, patios, paver areas and seating spaces should be reviewed individually. Grease near a grill, tannin stains under trees and algae in shaded paver joints may require different treatment.

8. Check Windows for Hard-Water and Cleaning Residue
Exterior washing can leave poor results around windows when hard water, overspray or surfactant residue is allowed to dry improperly. Spotless works in manageable sections and rinses thoroughly to reduce the chance of residue drying on glass.
Existing hard-water mineral deposits are different from ordinary dirt and may require separate treatment. Owners should identify those conditions before photography rather than assuming a standard house wash will remove established mineral staining.
9. Identify Rust Before Calling It Dirt
Orange staining from irrigation, fertilizer or metal is not the same as algae. Increasing water pressure is not the correct solution for embedded rust staining. These conditions generally require specialty chemistry matched to the surface.

10. Look for Berry, Leaf and Acorn Stains
Brown or dark marks beneath trees are often organic tannin stains rather than rust. Berry, leaf and acorn staining can remain after loose debris is removed and may require commercial-strength stain-removal chemistry.

11. Inspect Fences and Property Boundaries
Fences sometimes appear in backyard, pool and exterior listing photographs. Vinyl, painted wood, composite and other fence materials should be cleaned according to their construction and condition rather than with indiscriminate high pressure.
Pay particular attention to fence sections behind landscaping or near sprinklers, where organic growth and staining may be more concentrated.
12. Schedule Exterior Cleaning Before Professional Photography
If cleaning is needed, completing it before photography allows the listing images to show the maintained condition of the property. This is especially important for the driveway, entrance, front elevation, pool area and outdoor living spaces that are likely to appear prominently in the listing.
Allow appropriate time for the cleaning scope instead of scheduling a large exterior project immediately before the photographer arrives. Pavers, natural stone and other porous surfaces can remain visibly damp after cleaning, and some specialty work may need additional time.

13. Remove or Protect Items Before Cleaning
Before the crew arrives, owners or managers should secure lightweight decorations, cushions and personal items when practical. Gates should be accessible, doors and windows should be closed, and known leaks or sensitive areas should be communicated in advance.

14. Think Beyond the First Listing Day
A pre-listing cleaning creates a clean starting point, but a frequently booked property still needs a maintenance strategy. Guest traffic, shade, irrigation, pool use and landscaping continue after the photographer leaves.

15. Decide Whether Recurring Exterior Cleaning Makes Sense
Remote owners and property managers may benefit from recurring maintenance because they cannot personally inspect every exterior surface each week. Recurring service does not mean cleaning everything at every visit. High-visibility areas can be prioritized while slower-soiling surfaces remain on longer intervals.
